On February 24, 2025, while a resident was holding his crying granddaughter, his adult daughter briefly went to her vehicle—assigned to their apartment—to retrieve the child’s favorite bottle. Within minutes, Community Property Manager Maximilian Fazio, employed by Greystar Property Management, issued a lease violation notice falsely alleging that a woman was “living out of a car on the property.”

When the resident inquired about this accusation, management claimed to have both a photograph and a video proving the alleged violation. However, only a single photo of the vehicle was ever provided. Despite Fazio’s claim that “zooming in” would reveal a person sleeping inside, no such evidence existed—the image merely showed a parked car.

The accused woman was not living in her vehicle; she had been inside for only 15 minutes before returning to the apartment. Nevertheless, Greystar management proceeded with the violation notice and refused to retract it, despite multiple requests for verification.

Residents have observed that white tenants and even contracted security guards have been seen sleeping in their vehicles overnight on the same property without receiving any lease violations or warnings. This selective enforcement demonstrates a clear pattern of discrimination and harassment targeting African-American residents, several of whom have since filed complaints with the California Civil Rights Department (CRD) and the California Department of Real Estate (DRE)—both of which are reportedly investigating.

 

This incident represents more than just poor property management; it underscores ongoing issues of racial bias, false reporting, and retaliation by management staff under Greystar California, Inc. Such false allegations not only violate tenants’ rights under California’s Fair Employment and Housing Act (FEHA) but may also constitute defamation and harassment under California Civil Code §§45-46 and Government Code §12955.
