On February 24, 2025, while I was holding my granddaughter, my daughter went to her vehicle for about 15 minutes to retrieve her favorite baby bottle. Shortly afterward, Assistant Property Manager Maximilian Fazio (from channelpoint@greystar.com) issued a lease violation notice falsely claiming that a woman had been observed in a vehicle assigned to my unit “living out of a car on the property.” When I inquired about this allegation, I was promised photo and video evidence, but only a photo of the vehicle was ever provided. Despite Mr. Fazio’s claim that zooming into the image would reveal a woman sleeping inside, no such evidence was ever shown, and my daughter was never living in her vehicle.

In contrast, white residents and even hired security staff have been observed sleeping in their vehicles on the property without receiving any lease violations or disciplinary action. Management at Channel Point Apartments has a documented pattern of filing false claims and discriminatory lease violations against African-American residents, and multiple complaints have been filed with the California Civil Rights Department (CRD) and the Department of Real Estate (DRE), which are currently under investigation.
